What is a digital twin?

A digital twin is a live model of a building that joins its BIM model to sensor data and maintenance records. AIM United builds twins from BIM and laser scans, connects the sensors and links each asset to its work orders, so your facilities team runs the building from one model. We deliver digital twins in Saudi Arabia, the UAE and the GCC, and hold ISO 41001 for facility management.

When a reading leaves its range, the twin knows which asset serves that room, who maintains it and what was done last time. The work order writes itself.

        We map BMS points, meters and IoT sensors to the rooms and assets they measure, then stream them into the twin: temperature, CO₂, occupancy, sub-meters, leak, chilled water, vibration, doors and lifts. Where there is a gap, we specify wireless sensors.

      What owners ask us.

      What is a digital twin of a building?

      A model of your building linked to live data from it. The geometry comes from BIM or a laser scan. Sensors, meters and the BMS feed readings onto the rooms and assets they measure, and maintenance records sit on each asset. The model shows how the building is running now, not only how it was designed.

      How is a digital twin different from a BIM model?

      A BIM model describes the building at one point in time. A twin keeps updating: it adds live sensor data, asset and maintenance records, and rules that act on them. Most twins start from the BIM model. We keep the geometry light enough to run in a browser.

      Can you build a twin of an existing building with no BIM model?

      Yes. We laser-scan the building, model what is actually there, and tag spaces and assets as we go. This is common for hospitals, campuses and older towers, where the drawings no longer match the site.

      What is COBie, and do we need it at handover?

      COBie is a non-proprietary format, usually a spreadsheet, for handing over asset data: floors, spaces, types, components and maintenance tasks. If your contract asks for it, we check the contractor's COBie against the model. If it doesn't, we build it anyway, because the twin needs the same data.

      Which BMS, meters and sensors can you connect?

      Most building systems speak BACnet, Modbus or MQTT, or offer an API. New wireless sensors usually run on LoRaWAN. We connect through those, read-only by default, map each point to its room and asset, and watch each sensor's battery and last reading. We survey your existing points first, so you only add sensors where there is a real gap.

      What happens when a reading goes out of range?

      A rule you set, such as CO₂ above 1,000 ppm for 15 minutes, raises an issue on that room and its asset. It carries a priority, an SLA timer and an assignee, and opens a work order in your CAFM. The technician closes it with a note and a photo, and the asset's history updates in the twin.

      What reports do we get, and are they in Arabic?

      Monthly FM performance, energy and carbon, space utilisation, PPM compliance, an SLA and issue summary, and the COBie asset register. They are scheduled monthly and emailed as PDF in English, Arabic or both, and the same figures are live in the dashboard. A Power BI feed is optional.

      How long does a twin take, and where do we start?

      With a pilot: one building, or a few floors of a large one. Timing depends on whether a usable model exists and how many systems we connect, so we fix it after a short survey. Send us the building type, size and what you have today, and we will scope it.
