What is scan to BIM?

Scan to BIM turns a 3D laser scan of an existing building into a Building Information Modelling (BIM) model. AIM United captures the site with terrestrial, mobile and drone LiDAR, registers the point cloud and models it in Revit at LOD 200 to 500, with a deviation report for each element. We deliver scan to BIM in Saudi Arabia, the UAE and the GCC.

The problem

Your drawings describe a building that has since changed.

Retrofits, fit-outs and heritage work all start from the same question: what is actually there? Most teams find out on site, after the design is done.

Contractor PM

The as-builts are wrong.

Years of undocumented changes. You find them when the new duct meets an old beam.

Outsourced models arrive on the wrong coordinates, or modelled from reflections. Your coordinators fix them before anyone can design.

A perimeter beam-to-column moment connection with a composite slab edge. Step through the levels and turn it round: the same element, modelled for design, coordination, fabrication and handover.     What is scan to BIM, and what is it used for?

    Scan to BIM turns a laser scan of an existing building into a BIM model. The scan records millions of measured points; we model walls, slabs, structure and services against them. Teams use it for retrofits, fit-outs, extensions, heritage work and facilities records, whenever design has to start from what is really there.

    How does the scan-to-BIM process work, from site scan to Revit model?

    We plan scan stations, capture the site with terrestrial or mobile scanners, and register the stations into one cloud tied to site control. We clean it, model it in Revit to your template and LOD, check every element against the cloud, and deliver RVT, IFC, drawings and a deviation report.

    How accurate is 3D laser scanning for as-built surveys?

    Scanner accuracy is only part of it. What matters is how far the finished model sits from the measured building. We agree a tolerance per element category before we start, register to site control, and report the deviation of every element in millimetres, so you can see exactly where the model stands.

    How much does scan to BIM cost in KSA?

    Price depends on floor area, access, the disciplines modelled and the LOD. A plant room at LOD 400 costs more per square metre than an office floor at LOD 300. Send us the area, the LOD and the drawings you have, and we will return a fixed price and programme. A one-floor pilot is the easiest start.

    How long does it take to scan a building and deliver a BIM model?

    Site capture is usually days, not weeks; the modelling takes longer. Time depends on area, disciplines, LOD and access windows such as night shifts in hospitals. We give a programme with each quote and can deliver floor by floor, so your design team starts before the whole building is done.

    Can you convert point cloud to Revit for MEP, not only architecture?

    Yes. Ducts, pipes, cable trays, equipment and supports are modelled from the cloud as native Revit MEP elements, with systems assigned. Anything hidden above ceilings or in shafts needs access for scanning, and we flag what could not be seen rather than guess it.
