BIM coordination and clash detection from one federated model.

We model to LOD 100–500, clear the clashes, check the structure, then generate the sheets and quantities from the same model. Our own tools do the repetitive part.

    AIM United · In short

What is BIM coordination and clash detection?

BIM coordination combines the architecture, structure and MEP models into one federated model and resolves the clashes before work reaches site. AIM United runs clash detection in Navisworks, sends each clash to the team that owns it and takes quantities from the coordinated model. We coordinate projects in Saudi Arabia, the UAE and the GCC.

    S-001The problemNot to scale

The model says one thing. The drawings, the site and the BOQ say three others.

Most delivery teams still keep the model, the shop drawings and the quantities in separate hands. Every revision has to be carried across by people. That is where clashes slip through and margins leak.

    01Contractor PM

    Clashes found on site

A duct meets a beam after the ceiling grid is up. Rework, a variation claim and a week off the programme.

"Approved shop drawings on time. Fewer clashes on site. Less rework."

    02Technical Director

    Sheets redrawn every revision

Sets go out with missing views and duplicate names. Errors surface only at client review.

"Automation output needs as much checking as manual work."

    03BIM Manager

    Peak load, same team

A package lands and the team is already full. Outsourced models come back off the BEP, with coordinate problems to fix.

"External modellers won't follow our BEP."

    04Commercial / QS

    Quantities re-measured by hand

The BOQ is taken off PDFs, so it drifts from the model the moment the design moves.

"Which revision was this measured from?"
    14%

of all construction rework in 2020 was caused by bad data: inaccurate, incomplete or inaccessible project information.

Hard clashes first, then clearance. Each fix is modelled, not just marked.

      Stage 03 · Generate

The sheet set comes out of the model.

Slab, rebar, steel and MEP sheets, plus the quantity take-off, all generated from the coordinated model. Change the model, and they regenerate.

        Stage 04 · Check

        Cut anywhere. Read the structure.

Scroll, drag the cut handle or use the slider, and orbit the model to read the hatched section. The readout checks beam L02 on grid 2 at the cut.

On government-funded projects, EXPRO's National Manual for Project Management requires design data and drawings to come from 3D models, a BIM Manager on large projects and COBie data in IFC. Giga-projects set their own BIM requirements in their EIRs and contracts.

        S-700Questions buyers ask6 items
01What is the difference between LOD 300, LOD 400 and LOD 500?

LOD 300 is precise geometry: size, shape and location you can coordinate against. LOD 400 adds fabrication detail such as rebar, connections and hangers, enough to produce shop drawings. LOD 500 is field-verified: the model matches what was built. We agree an LOD per element category before modelling starts.

02What is BIM coordination and clash detection, and who pays for it?

Coordination brings the discipline models together and tests them for hard clashes, clearance clashes and sequencing problems before anything is built. The appointment decides who pays: usually the main contractor or the lead consultant. Either way it costs far less to move a duct in the model than on site.

03What file formats do you deliver?

Native RVT on your Revit version, IFC 2x3 or IFC 4, NWC and NWD for Navisworks, BCF for issues, DWG and PDF sheet sets on your title blocks, and XLSX for bar bending schedules and quantities. We match the naming and folder structure in your BEP.

04What is the difference between shop drawings and as-built drawings?

Shop drawings show how an element will be made and installed: bar shapes, connection plates, service routes. They are issued before construction for approval. As-built drawings record what was actually built, after construction. We produce both, and keep them tied to the same model.

05Is BIM mandatory in Saudi Arabia?

For government-funded projects, EXPRO's National Manual for Project Management requires 3D-model-based design data, a BIM Manager on large projects and COBie data in IFC. On giga-projects the binding requirement is the client's EIR and contract. We model to it, and AIM United is certified to ISO 19650.

06Do you work to giga-project standards such as EIR, BEP and ISO 19650?

Yes. We work to the EIR and BEP your client issues, with ISO 19650 naming and information containers, inside the client's CDE. We start with a pilot package so your BIM lead can check the output against their standards before we scale.
