Walk through the building in VR before it is built.
VR walkthroughs, AR on site and 360° tours, made straight from your BIM model. Clients, buyers and site teams see the design at full scale while it is still easy to change.

What are VR and AR for BIM?
VR and AR for BIM let people see a Building Information Modelling (BIM) model at full scale: in a virtual reality headset before construction, or on site through augmented reality. AIM United makes VR walkthroughs, AR site views and 360° tours from your model for design reviews, client sign-off and sales. We serve projects in Saudi Arabia, the UAE and the GCC.
People sign off space they can't picture.
Buyers can't read a floor plan. Clients approve drawings they don't understand, then change the layout on site. Site teams can't see the model where they work. Each gap turns into a late change.
A show flat takes months, and it only shows one layout.
Overseas buyers never visit the sales centre. Renders look like every other launch.
Sign-off on a PDF becomes a change order on site.
The client saw a plan on a screen. The first time they stood in the room, the walls were already up.
The model lives in the office. The work happens outside it.
Problems show up after the ceiling is closed, when fixing them costs the most.

Walk it in VR.
Drag to look. Click the floor, or use WASD and the arrow keys, to move. Click any element for its data, read from the model, or look above the ceiling.Swipe sideways to look. Tap the floor to walk. Tap any element for its data, or look above the ceiling.
Hold it up on site.

Five ways to stand in the model.
01VR walkthroughs from BIM+
RVT, IFC, NWD, SKP or FBX, plus your finishes schedule.
A standalone headset build, a PC VR build (OpenXR) and a browser link for anyone without a headset. Multi-user review rooms. Issues export as BCF.
72 fps minimum on standalone headsets. 1:1 scale. Hotspots read from BIM parameters.
02AR model overlay on site+
IFC or Revit model and the site's survey control points.
Tablet setup on iPad, iPhone or Android. The model split by trade and level. An anchoring routine your site team can repeat. Issues with photos, exported as BCF.
Tolerance agreed per project and checked against survey control before the team relies on it.
03360° tours of scans and sites+
Laser-scan panoramas (E57) from our own scans or yours, or 360° camera captures.
A tour you can embed on a web page, with plan navigation, measurements and a monthly progress timeline.
Aligned to the scan and model coordinates, so a point in the tour is a point in the model.
04Sales and client experience suites+
The BIM model, finishes options and brand guidelines.
Off-plan unit walkthroughs, finish and layout switching, the view from each floor, touch tables and headset stations. English and Arabic interface.
Runs offline in the sales centre. Updated with each design change.
05Training simulations+
A model of the plant room, site or facility, plus your procedures.
Scored scenarios for safety induction, equipment operation and FM procedures. Results export to your learning system (xAPI or SCORM).
Built on the same model as the walkthrough, so training matches what was built.

Capture, Model, Automate, Deploy, Evolve.
- 01
Capture
Your BIM model, laser scans of the site, the finishes schedule and brand guidelines.
- 02
Model
We optimise the model for headsets: geometry, materials and light, without losing the engineering data.
- 03
Automate
When the model changes, the walkthrough rebuilds. Hotspots fill from BIM parameters, not by hand.
- 04
Deploy
Headsets, sales-suite screens, browser links and site tablets, set up and handed over with a short session.
- 05
Evolve
Design changes flow in. After handover, the same model feeds training and the Living Twin.
Questions buyers ask.
Can you make a VR walkthrough straight from our Revit or IFC model?
Yes. We take RVT, IFC, NWD or SKP files and prepare them for headsets without remodelling. Room data such as area, finishes and MEP comes across from the BIM parameters. When your model changes, we rebuild the walkthrough from the new version.
Which headsets and devices do you support?
Standalone headsets such as Meta Quest, PC VR through OpenXR, iPad and iPhone (including LiDAR models) and Android tablets for AR, and any modern browser for the web version. We confirm the hardware list at scoping.
Do buyers or clients need a headset?
No. Every walkthrough also runs in a browser on a phone or laptop, like the one on this page. Headsets are for the sales centre and design reviews, where standing in the room at full scale matters most.
How accurate is AR model overlay on a construction site?
It depends on how the model is anchored. We anchor to the site's survey control points, agree the tolerance for your use before work starts, and check it on site. For setting out, use survey instruments. AR is for checking and communicating.
What is the difference between a 360° tour and a VR walkthrough?
A 360° tour is made from photos or scans of a space that exists, so you move between fixed points. A VR walkthrough is built from the model, so you can walk anywhere, including buildings that are not built yet.
How much does it cost, and how long does it take?
It depends on the area, the level of finish and the devices. We start with a fixed-fee pilot: one unit or one level of your model, on a headset and in a browser. You see the result, then decide on the rest.
Send us one unit.
We turn one unit or one level of your model into a walkthrough on a headset and in a browser. Then you decide.
